Replacing a worn FAAC hinge or roller assembly in Orlando typically costs between $210 and $490 installed, depending on the model and whether we replace both sides at once. We stock FAAC-compatible hinge and roller components on our trucks, which means most jobs are finished the same day we arrive. Owners usually discover the failure the same way: the gate starts dragging a corner, squealing, or sitting visibly crooked before it finally refuses to close all the way.
Which FAAC Models This Applies To
FAAC hinge and roller assemblies are not universal across the brand. The S418, S450H, C720, and 844-era operators each used different mounting geometries, so a hinge that fits a commercial C721 won’t always bolt onto a residential 740 swing gate. Here’s the compatibility gotcha Orlando owners run into most: FAAC sells the hinge casting and the roller as separate part numbers, but the factory usually ships them as a kit for the older 400-series swing arms. If you order just the roller, you often don’t get the bushings, and the old bushings are what chews up the new roller within a year.
Check the metal tag on the operator housing or the underside of the swing arm bracket for the series number. If the tag is gone, measure the roller diameter with a caliper. FAAC rollers across residential models typically run 28mm to 35mm in outer diameter. When we can’t confirm the series, we bring all three common sizes and match at the gate.
We install both OEM FAAC parts and quality aftermarket equivalents. Aftermarket is usually 30-40% less and, for hinge and roller assemblies specifically, the failure rate in Florida is close enough to OEM that we’re comfortable offering both. What we won’t do is install a mismatched part to save twenty dollars, because a hinge that binds is a motor that burns out.

Signs Your FAAC Hinge & Roller Replacement Is Failing
- The gate scrapes or drags at the outer edge. The roller has flattened on one side or the hinge bushing has ovalled, letting the gate leaf drop a few millimeters. You’ll see a wear line in the concrete or pavers along the arc of the gate.
- You hear a rhythmic squeal or grind while the gate moves. A roller that no longer spins turns the hinge into a metal-on-metal friction point. That squeal is the roll pin galling against the bracket.
- The gate hesitates or stutters at the start of travel. When the roller binds, the operator has to overcome static friction before the gate moves. The motor draws more current to do it, which shortens its life.
- The gate leans visibly when open, or hangs low at the latch side. Worn hinge bushings can’t hold the leaf square. On a FAAC swing setup, a 1/4-inch drop at the latch usually means the lower hinge is the culprit.
- Fault codes flash on the control board. FAAC boards log amperage spikes. A grinding hinge triggers overload codes long before the gate stops completely. If your FAAC operator is throwing codes that don’t add up, check the mechanical side first.
Replacement Cost & What’s Included
Here’s the straight pricing picture for Orlando:
- Single hinge/roller replacement (one side): $210-$310 installed
- Both hinges and rollers replaced together: $380-$490 installed
- Parts-only cost, FAAC-compatible roller and bushing kit: $75-$140
- Parts-only cost, OEM FAAC hinge assembly: $140-$230
We recommend changing both sides at once, even if only one has failed. The surviving hinge has been carrying extra load and wearing unevenly the entire time, and you’ll pay the labor twice if you do it six months apart. When we open the gate, we’ll tell you plainly if the second side has life left in it, and the final number won’t change from what we quote.
The written price includes the part, labor, bushing replacement, re-lubrication with a grease that holds up in Florida humidity, and re-leveling the gate leaf so it latches and seals correctly. Every repair carries a 365-Day Done Right Promise: if it fails within the year, the return visit is free.

AfterDIY or Call Us?
Replacing a FAAC hinge or roller is not a high-tension garage-door spring situation. It’s mostly mechanical, and a careful, patient do-it-yourselfer can do it safely with hand tools and a proper jack or gate support. That said, we see plenty of DIY hinge replacements in Orlando where the gate was never re-leveled after the new roller went in. Six months later we’re back replacing a burned-out operator motor that spent those months fighting a crooked gate.
The safe owner checklist: check whether the roller spins by hand, whether the gate is resting on its casters or on the hinge, and whether the mounting bolts have slop. Beyond that, if you’re not comfortable shimming and leveling a 400-pound gate, don’t guess. A wrongly leveled gate costs more than the hinge ever will.

FAQs
In Central Florida’s humidity, a properly installed FAAC hinge and roller assembly typically lasts six to nine years. Gates that get no lubrication and are exposed to rain or sprinkler spray will chew through bushings in three to four.
Yes, sometimes. If the roller itself is still round and only the bushing is worn, we press in new bushings and re-lubricate at about half the cost of a full assembly. If the roller has flat spots or the hinge casting is cracked, replacement is the only honest fix.
Most FAAC hinge and roller replacements on a single gate take 60 to 90 minutes for one side, or about two hours for both. We build in time to re-level the gate and verify the operator’s travel limits, since skipping that almost guarantees a return call.
We carry FAAC-compatible rollers, bushings, and hinge kits for the most common residential FAAC swing models on every truck, along with parts for LiftMaster, Mighty Mule, and Ghost Controls operators. If your gate is a less common commercial series, we order the exact part and schedule the swap within a few days.
